  • Chillers: The chiller is the largest energy user in almost every building. As the chiller’s load decreases, so too does its efficiency. Unfortunately, chillers only run at peak efficiency when operating at or near full-load conditions. To deal with this problem, you can install a variable-frequency drive (VFD) on the chiller’s motor, automatically reducing the operating speed of the chiller to match cooling-load requirements.


  • Boilers: The boiler is the largest user of combustible fuels in most buildings. And the main source of inefficiency in most boilers comes from improperly adjusted combustion controls, which regulates the air and fuel mixture. Adjusting the boiler’s combustion controls will limit excess air introduced into the boiler and increase operating efficiency. It is also important to control and remove excess deposits that accumulate in the circulating water. This can easily be done with automatic blowdown controls, which remove a portion of the circulating water and replace it with fresh, treated water.


  • Motors: The number one source of energy inefficiency in HVAC motors is a discrepancy in horsepower and load. Like chillers, a HVAC motor’s efficiency takes a hit when it operates under part-load conditions. This is why it is so important to match motor horsepower to system load requirements.


  • Building Automation Systems (BAS): A BAS gives facility managers the insights and tools they need to improve energy efficiency.
